Building and contents: the most common mistake
The building is the structure: walls, floors, installations and fixed elements. Contents are everything inside. If the building is over-valued you overpay every year; if contents are under-valued, you get paid less than expected after a claim.
- Building value is the rebuild cost, not the purchase price or market value.
- Land does not burn or flood: the plot is never insured.
- Do a quick photo inventory of appliances, electronics and furniture.
The cover that actually matters
In Spain, the most common household claims are water damage, glass and liability towards neighbours. Those three are the ones to check closely before you look at the price.
- Water damage: check whether it includes locating and repairing the leak, not just the damage.
- Liability: at least €150,000 recommended if you live in a block of flats.
- Assistance and handyman cover: useful for older flats and non-resident owners.
Second homes and rentals
Homes that stay empty part of the year or that are rented out have different terms. Declaring this correctly avoids having a theft or unoccupancy claim rejected.
